This is a very Special Winter Rental Situation for the 2025-26 winter season. This is my personal home, located in the stunningly beautiful Hidden Valley, surrounded by amazingly beautiful red and orange sandstone formations. The location is 5 miles from Main Avenue and 7 miles to the heart of the downtown Durango historic district. Go out Junction Creek Road (aka 25th Street), then right on CR 205, go about a mile past Turtle Lake. 300 yards to the north is a beautiful public-lands meadow that extends for 2 miles to the north. There are spectacular views and great cross-country skiing (depending on the winter snows), and hiking/biking, right out the door. Besides the beauty of the area, this area is a rich archeological zone. The home is nicely and comfortably furnished, but it is not over-the top. The views are some of the best in Durango. It is a friendly neighborhood of 2-to-4-acre parcels. There is an enclosed courtyard with a nice gas BBQ. Heating is by in-floor heat and the gas fireplace. The Mexican style kitchen has a gas stove and oven, dishwasher, compactor and big, beautiful fridge. There is also a washer and dryer and a piano. The 1350 SF living area shown in the listing is the area of the house that you will have access to. It is my intention to spend the winter in Mexico as I do every year. I am renting the home without the use of the master suite, which will be locked off. However, there is another very nice bedroom and bath. There is also 2nd bedroom, which I have recently re-furnished to use as a theater/exercise/den/music room. In addition, there is an office with built-in file drawers and work-space. Water (well), Sewer, basic internet service, basic Direct TV, and internet-based house phone are included. I am looking for very responsible renters (2 people max), with Excellent Credit and rental references, (or excellent mortgage payment history). Renters will be responsible for snow removal/management. There will be a snow-blower provided. The base security deposit is $3,400, Plus $600 utility deposit. I will continue to pay the gas and electric bills through this lease, which you will reimburse to me as bills come in. Combined gas and electric for the 5-month period has been in the $330-400/month averaged over the 5 months, but very dependent on how you use the utilities. There is an oversized 2 car garage. The last few hundred yards of road are rough. I manage it with my Prius, but would not want to do that in the winter. My artwork and decorating items will remain, but personal photos and memorabilia will be stored. Available approximately November 15, possibly a little earlier (My actual target date is November 7th). Lease will run through April 15, 2025. I would not anticipate an option to extend that. I can consider one dog, but will require a professional deep clean at the end of the lease (my cleaners). Sorry, no cats The well-under-market price I am offering the home for reflects the following remote possibility: If for some reason of family or health, I would need to return from Mexico early, I would reserve the right to move back in to my master suite, so it would become a roommate situation. If this were to happen, your rent would be cut in half for the period I was there. In approximately 14 years of doing this winter rental I have never needed to move back in. ALL my Tenants have been happy tenants!
