Lease Terms & Policies This is a fully furnished vacation rental with a 1-month minimum stay. Utilities: Owner covers the first $300 per month in utility costs. Any usage exceeding $300/month will be the tenant's responsibility and deducted from the security deposit or billed separately. Cleaning Fees: A $250 departure cleaning fee applies to all stays. For stays longer than one month, a mandatory monthly cleaning service of $150 per month will be required to maintain the property's condition. Security Deposit: A $2,000 refundable security deposit is required. The deposit may be used to cover damages, excessive utility usage, or any violations of lease terms. Maximum Occupancy: Maximum of 4 occupants. Smoking Policy: No smoking permitted inside the home. Pet Policy: Pets are not allowed. Golf Cart & Bicycle Use Policy: A golf cart and two bicycles are included for tenant use. The golf cart is strictly for use within The Lakes Country Club gated community only and may not be driven outside community grounds under any circumstances. Tenant assumes full responsibility for: Safe operation of the golf cart and bicycles Any fines, violations, or liability resulting from improper use Only licensed drivers may operate the golf cart. Tenant agrees to comply with all HOA rules and community regulations regarding golf cart use.
