No smoking of any kind, including medical marijuana, permitted inside the building, and no candles, incense, or other flammables inside building or on porches. No cats or dogs. De-clawed, spayed female cat(s) may be permitted if they don't have a loud voice. Other types of pets may be negotiable. Owner just had all the original hardwood floors sanded and varnished and needs to protect them. Price is locked in for at least one year as a probationary term between tenant and landlord and likely for up to three or more years for the right tenant(s). Lease term is negotiable, minimum of six months, prefer a year or more. No subleasing of any kind. Only those on the lease are to be staying in the unit. No Airbnb, Craigslist, VRBO, etc., as it violates city ordinance and the lease. Parking is limited to residents, 2 spaces per unit. There is a public park across the street and a community swimming pool a few blocks up where guests can park and parking on side streets if extra spaces are required. If the storm is excessive, more than 6 inches, owner will hire someone or pay tenant. It is a very small area, and owner may compensate tenant(s) for this if it is less, including raking any leaves in the fall.
