Lease terms

The Basics - 12 month lease, or 6-month at $3,150 a month - Rent due date 1st of the month with a grace period of 5 days max before late fees are applied. - Late fee amount $100 a day - Security deposit amount: $3,000 Pets - Pet deposit is $200 per pet separate from the $25/mo per pet - I am willing to discuss number of pets. Large, small dogs and cats are acceptable. - Owner is responsible for all pet damage and must understand that such damage must be covered with security deposit Utilities & Maintenance - Tenant pays all utilities and HOA which is $275 monthly - Landlord will handle any repairs, but will charge $100 per maintenance call, to be added to following months rent - Resident will recieve a HVAC filter upon move in but must handle the following filters Rules & Restrictions - Smoking inside prohibited - Subletting/Airbnb prohibited Move-In / Move-Out - Move-in inspection with property manager - Notice required to vacate 30 days - Rent increase voided if Resident approves two year lease or signs for additional lease a same price. - Early termination fee = one month rent
