Lease terms

Pets: Small dogs only (max 25 lbs). Pet application required with vet records and photo before move-in. Non-refundable pet fee + refundable pet deposit required per dog. Restricted breeds prohibited. No cats, reptiles, birds, or other animals. Unauthorized pets = immediate lease termination. Smoking: Strictly no smoking indoors, on patios/balconies, or within 25 feet of any door or window. Outdoor cannabis use permitted in compliant areas only. No indoor cultivation. Parking: No RVs, trailers, boats, or inoperable/unlicensed vehicles on property or adjacent streets. Fees & Rent: Rent due by the 1st, late after the 5th. $25/day late fee up to 5% of monthly rent. $50 NSF fee per returned payment. After one returned payment, certified funds only. Occupants: Only named tenants may reside on property. No subletting, no Airbnb/VRBO. Guests staying 7+ consecutive days or 14+ days/month considered unauthorized occupants. Lease Terms: Fixed-term lease does NOT auto-renew. 60-day written notice required to vacate. Holdover tenants charged double rent. Maintenance: Tenants responsible for lawn care, snow removal, drain stoppages, and broken glass. No alterations or painting without written approval. Insurance: Renter's insurance required minimum $100,000 liability. Proof due within 14 days of move-in. Noise: Quiet hours 10 PM 8 AM. Two substantiated noise complaints in 12 months = lease breach.
