Lease terms

1. Commercial Neighbor & Quiet Enjoyment Business Operations Below: Tenant acknowledges that the premises are located directly above a commercial business. Tenant agrees to exercise reasonable care to maintain peaceful enjoyment and avoid disrupting the business below. This includes, but is not limited to: Refraining from excessive noise, heavy impact on floors, or loud music/TV during business operating hours. Ensuring guests and occupants adhere to common-area rules and do not obstruct business entrances, walkways, or customer parking areas. Promptly reporting any plumbing leaks or maintenance issues, as water or structural damage could severely impact the commercial unit below. 2. Rent Due Date & Late Fee Penalty Late Fee Assessment: Rent is strictly due on the 1st day of each calendar month. If full payment is not received by the Landlord on or before 11:59 PM on the 6th day of the month, a flat late fee penalty of $40.00 will be assessed immediately. Late fees constitute additional rent, and failure to pay assessed late fees may be treated as a default under this Lease. 3. Utilities & Services Utility Responsibility: Tenant shall be solely responsible for setting up, maintaining, and paying for all water, gas, and electric services consumed on the premises during the lease term. Tenant must transfer these accounts into their name prior to the move-in date. 4. Restrictions: Smoking & Pets No Smoking Policy: Smoking, vaping, or burning materials of any kind (including tobacco, marijuana, and electronic cigarettes) is strictly prohibited anywhere inside the premises or on adjacent balconies and patios. No Pets Allowed: No animals, birds, or pets of any kind are permitted on the premises at any time, whether kept by the Tenant or visiting guests, without express written consent from the Landlord. 5. Move-In Funds & Last Month's Rent Advance Rent Payment: Prior to occupancy and upon execution of this Lease, Tenant shall pay the sum for the last month's rent of the lease term, in addition to any required security deposit or first month's rent.
