Lease terms

Core Financial Terms Rent Due Date: 1st of every month. Late Fees: Rent paid after the 3rd of the month incurs a $25 daily fee until paid in full. Security Deposit: Due in full at lease signing. Lease Duration: Minimum 1-year agreement, with the option to extend. Utilities & Property Maintenance Utilities & Services: Tenant is responsible for all utilities, power, internet, and quarterly pest control (owner will pay for termite inspection). Landscaping: Tenant is responsible for routine yard and landscape maintenance. Appliances: Tenant pays all maintenance costs for the refrigerator and microwave. Tenant may rent a washer and dryer from the owner or supply their own. Property Rules & Restrictions Smoking Policy: Strictly prohibited on the premises. Pets: Allowed only with explicit final approval from the owner. Renters Insurance: Required continuously for the entire duration of the lease. Maintenance Reporting & Inspections Repair Notices: Tenant must report standard repairs within 24 hours, and notify the owner immediately regarding emergencies. Owner Inspections: Bi-annual walk-throughs will be scheduled Monday through Friday, within reasonable hours. The tenant will receive at least 24 hours' prior notice. Military Clause SCRA Compliance: Under the Servicemembers Civil Relief Act, active-duty service members may terminate the lease early without penalty in the event of a deployment lasting 90+ days or receipt of Permanent Change of Station (PCS) orders.
