Lease terms

Security Deposit: One month rent due prior to move-in Utilities: Tenant is responsible for all utilities associated with the property, including but not limited to electricity, gas, water, sewer, internet, cable, and any other utility services. Smoking Policy: Smoking is strictly prohibited inside the home, garage, and any enclosed structures on the property. Pet Policy: Pets may be considered on a case-by-case basis and must be approved by the landlord prior to occupancy. Additional pet terms, restrictions, fees, or deposits may apply. Unauthorized pets are not permitted. Lawn Maintenance and Landscaping: Tenant is responsible for routine lawn care and general yard maintenance, including mowing, trimming, and upkeep of the property grounds, unless otherwise agreed upon in writing by the landlord. Property Maintenance: Tenant agrees to maintain the property in a clean and sanitary condition and promptly notify the landlord of any maintenance concerns or repairs needed. Occupancy: Only individuals listed on the lease agreement may occupy the property unless otherwise approved by the landlord. Parking: Tenant shall use designated parking areas and garage space in a manner that does not obstruct access to the property or neighboring properties. Lease Term: Minimum lease term of one year unless otherwise agreed upon by both parties in writing.
