Hardwood and tile floors throughout. Laundry in unit with washer/dryer included. Covered back patio overlooking shady backyard. 1 car garage with automatic door opener. Paved driveway. Landlord maintains nearly 1 acre yard. Tenant pays all utilities. 2 pets allowed with $100/monthly fee. Landlord will not remove the furniture. All adult residents must be on file with the landlord and pass a background check. Occupancy limited to 4.

      Terms at 305 Evergreen Dr

      Maximum occupancy is 4 people Landlord pays for utilities. $300 upfront cleaning fee. No smoking allowed, and tenants are expected to keep the property clean. No indoor furniture is allowed on the front porch. No derelict vehicles may be kept on the property; all vehicles on the property must be in a working condition. Tenants are responsible for changing furnace/air filters at a minimum of every other month, monthly preferred. Landlord supplies furnace filters. If the heating and air conditioning unit requires service, and the technician determines this is because of dirty furnace/air filters, tenants will be responsible for the service call fee. If pets are kept on the property, and landlord finds pet waste when mowing the yard there will be a $50 fee per occurence. This is based on the going rate for a pet waste removal service. Landlord accepts 6 month leases converting to month to month at the end of the period. Landlord's property and liability insurance requires that the lease be written for a 12 month period, with the allowance that the tenant may be released from the lease at the end of 6 months at the tenants' request.
