Lease terms

Utilities: Tenant shall be responsible for the payment of all utilities and services associated with the property unless otherwise specified in writing. Rent Payment: Monthly rent is due on the first (1st) day of each month. Prorated Rent: If Tenant takes possession of the property on a date other than the first day of the month, the initial month's rent shall be prorated based on the occupancy date. Late Payment Fee: A late fee of $25.00 will be assessed for any rent payment not received after the 5th date, subject to applicable state and local laws. Lease Agreement: A written lease agreement must be fully executed by all parties prior to Tenant taking possession or occupying the property. No Smoking Policy: Smoking of any kind, including tobacco, vaping products, marijuana, or other substances, is strictly prohibited inside the property. No Subleasing: Tenant shall not assign this lease, sublease, rent, or otherwise allow any third party to occupy the property without the prior written consent of the Landlord. Compliance: Tenant agrees to comply with all terms and conditions of the lease agreement and all applicable laws, ordinances, and regulations.
