Lease terms

UTILITIES: -Gas/Electricity/Internet/Trash/Water paid by tenant SPACE UTILIZATION: -1.5 car garage included in rent -Maximum of 2 pets are welcome ($300 deposit, no pet rent!) -NO smoking -Nail holes and standard screw/anchor holes are fine and will be patched by the landlord at move-out. Larger holes (roughly anything bigger than a dime, such as those from large drywall anchors or toggle bolts) are permitted but must be professionally patched and painted by the tenant before move-out, or the cost will be deducted from the security deposit. -Mounting into drywall is fine, but please do not drill deeper than the drywall on walls with brick behind them. -Tenant handles mowing, leaf cleanup, and weeding; landlord handles tree care, sprinkler setup, and larger yard projects -Automated sprinkler system set up by landlord seasonally for the grass LEASE: -Lease is 12 months long with option for renewal -First month's rent due on move-in, as well as security deposit ($2,950)! -Pets: $300 refundable security deposit -Tenant must give 45 days' notice of intent to renew -Optional: Tenant may use the second bedroom as a short-term rental for an additional $600/month in rent, subject to the tenant obtaining all required Denver STR licenses and maintaining compliance with city regulations.
