APPLICANT SELECTION CRITERIA IMPORTANT NOTICE (WASHINGTON + SEATTLE) This document describes the screening criteria and process that will be used for this rental unit. It is provided BEFORE we obtain any information about a prospective tenant. Seattle First-in-Time: Completed applications are screened in the order received. The first completed application that meets all published criteria will be offered tenancy. Washington screening notice: If a consumer report is used and an application is denied or otherwise receives an adverse action (including approval with conditions), the applicant will receive a written adverse action notice and may obtain a free copy of the consumer report and dispute its accuracy. INFORMATION THAT MAY BE ACCESSED FOR SCREENING Identity verification Income and employment verification Credit report/credit score (consumer report) Eviction history and rental housing debt Rental history references and payment patterns Seattle-compliant criminal screening: Washington State sex offender registry (adults) CONSUMER REPORTING AGENCY INFORMATION (IF A CONSUMER REPORT IS USED) Credit report content may be provided by Experian Information Solutions, Inc. Comprehensive reusable tenant screening reports: We WILL accept a comprehensive reusable tenant screening report made available by a consumer reporting agency, consistent with RCW 59.18.257. If accepted, the applicant will not be charged for any additional report we obtain. 1. Identification All applicants age 18 or older must provide a valid government-issued photo ID. 2. Income Requirements Combined gross income must be at least 3 times the monthly rent. Applicants employed less than 12 months must provide additional proof of income (savings, benefits, support, etc.). Self-employed applicants must provide two years of tax returns (or equivalent documentation). Unverifiable income will not be considered. Source of income: All lawful sources of income may be considered. For applicants using a housing subsidy (including vouchers), the income standard is evaluated against the applicant's portion of the rent. 3. Credit Requirements A credit report is obtained through the Rental Housing Association of Washington (RHAWA) screening process (or another screening provider). Minimum credit score required for approval: 720. Applications may be denied for: excessive collection accounts; rental housing debt, evictions, or rental-related collections within the last 5 years; bankruptcy within the last 7 years; insufficient credit history; or negative rental payment patterns. Approval with conditions (published, objective): Applicants with a credit score of 700 719 may be approved only with a qualified guarantor (see Section 6). If we take an adverse action (denial or approval with conditions), we will provide a written adverse action notice stating the reasons. 4. Criminal Screening (Seattle-Compliant) Screening is limited to Washington State sex offender registry information only, as permitted by Seattle law. No other criminal history will be considered. Applicants who are currently required to register on the sex offender registry do not meet screening criteria. 5. Rental History Applicants must provide 24 months of positive, verifiable rental history, including: on-time payments; no evictions; no lease violations; no property damage beyond normal wear; and no documented disturbances or unauthorized occupants. Negative or unverifiable rental history may result in denial. 6. Guarantors If required under these published criteria, guarantors must meet all screening criteria applicable to applicants. Guarantors must have verifiable income of at least 5 times the monthly rent. One guarantor is required for each tenant/applicant who does not independently meet the criteria (one guarantor for one tenant not one guarantor for the apartment/household). Guarantors apply to individual tenants, not to the apartment as a whole. Each adult tenant who requires a guarantor must independently qualify for a guarantor arrangement. The guarantor must demonstrate verifiable gross income of at least five (5) times the total monthly rent. 7. Pets and Service/Assistance Animals Pet Restrictions None. Service and Assistance Animals Service animals and assistance animals are not considered pets. Breed restrictions do not apply to service or assistance animals. Documentation may be requested only when the disability-related need is not readily apparent, consistent with federal, state, and local law. Materially false statements or falsified documentation provided during the application process may result in denial. 8. Application Process First-in-Time: Applications will be processed in the exact order received for completed applications. Viewing: All applicants age 18+ must have the opportunity to view the property in person or virtually. Reasonable alternatives will be provided upon request as an accommodation. Application meeting: An application meeting (in person or virtual) may be required to confirm move-in date, lease term, and lease rules (no smoking/vaping, guest policies, no home-based businesses). Reasonable alternatives will be provided upon request as an accommodation. Applications containing false or unverifiable information will be denied. Applicants may correct one discrepancy within 24 hours of notification, unless additional time is requested as a reasonable accommodation. 9. Lease Rules Acknowledgment (Not a Screening Criterion) The following lease rules apply to the premises and are disclosed prior to application. Compliance with these rules is a condition of tenancy, not a screening criterion. Applicants must acknowledge their ability and willingness to comply with the lease rules listed below. Smoking and Vaping Smoking or vaping of any substance, including but not limited to tobacco or cannabis, is not permitted anywhere within the dwelling, building, or on the premises. Drug Use Illegal drug use or illegal drug related activity is not permitted on the premises. Home Based Businesses Certain home based business activities are not permitted, including but not limited to: Businesses involving walk in clients or customer visits Commercial manufacturing or production Use or storage of hazardous materials Activities that violate zoning regulations, lease terms, or materially impact neighbors These requirements are lease terms only. An application will be denied under this section only if an applicant states that they are unwilling or unable to comply with these lease rules. Applicants will be required to acknowledge all disclosed lease rules prior to lease execution. 10. Lease Signing Approved applicants must sign the lease and pay required funds within 48 hours of approval. Approval expires after 48 hours, unless additional time is requested as a reasonable accommodation. 11. Additional Time / Accommodations Applicants may request additional time or reasonable accommodations for disability or language access needs. Applicants may use an interpreter of their choice. Reasonable additional time will be provided when needed due to language translation or accommodation needs. 12. Backup Applications Backup applications are accepted but will not be processed until the first application is denied, withdrawn, or expires. If the first application is approved, any backup application funds will be refunded if not processed. 13. Fair Housing Statement We comply with all federal, state, and local fair housing laws.
