Lease Terms Lease Term: Fixed 9-month lease. Rent: Due on the first day of each month. Utilities: Tenant is responsible for: Puget Sound Energy (electricity). Landlord provides: Water, sewer, garbage service, and high-speed internet. Pets: No pets permitted on the property. Smoking: No smoking or vaping is permitted inside the home. Occupancy: Limited to approved tenants named in the lease agreement. Furnishings: Home is rented fully furnished. Furnishings, appliances, and recreational equipment are to remain on the property unless otherwise approved by the landlord. Recreational Amenities: Tenant may use the private dock, tandem kayak, single kayak, paddleboard, hot tub, and BBQ grill at their own risk and is responsible for exercising reasonable care when using these amenities. Property Access: The home is accessed via 38 stairs from the designated parking area. Tenants acknowledge and accept this access arrangement. Maintenance: Tenant agrees to promptly report any maintenance concerns and maintain the property in a clean, orderly condition throughout the lease term. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained for the duration of the lease. Hot Tub Maintenance: Tenant is responsible for the routine maintenance and care of the saltwater hot tub throughout the lease term. This includes maintaining proper water chemistry, adding salt as needed, cleaning the filters, replacing filters when necessary, and following the manufacturer's recommended maintenance schedule. Tenant agrees to keep the hot tub in clean, safe operating condition and promptly notify the landlord of any mechanical issues or needed repairs. Landlord remains responsible for repairs resulting from normal wear and tear or equipment failure not caused by tenant misuse or neglect.
