General Lease Overview Lease Duration: Minimum of a 1-year lease term or longer. Smoking Policy: Strict NO SMOKING allowed anywhere inside the home or the garage. Occupancy: All occupants must be disclosed on the application regardless of age. 1. Initial Application Requirements Each applicant aged 18 and older must submit: A legible and valid government-issued photo identification card. Full disclosure of all intended occupants. A clear photograph of any animal that will reside on the property. 2. Financial & Employment Screening Criteria Income-to-Rent Ratio: A gross monthly income of more than 3 times the monthly rent is preferred. Income Verification: Proven via pay stubs, bank statements, earnings statements, or tax returns. Self-Employed Applicants: Required to submit a minimum of 2 years of tax returns and 3 recent months of business bank statements. Employment History: Must reflect at least 6 months of continuous employment with your current employer. (Transfers or relocations must include official correspondence showing an accepted job offer). Verification Fees: Any verification fees required by an employer must be paid by the applicant. 3. Credit & Rental History Credit Score: A FICO score above 700 is preferred (obtained via AppFolio, Inc. and Experian). Bankruptcy Preclusion: Any applicant with a bankruptcy filing within the past three (3) years will automatically fail to qualify. Rental History: A minimum of 3 years of verifiable residence history is required. Applicants must provide names, addresses, and working phone numbers for previous landlords. Evictions: Any history of evictions will severely lower the chances of approval. Group Applications: Multiple applicants in a single group are evaluated as an overall unit. A single strong credit profile does not automatically guarantee group approval if other members have weaker profiles. 4. Background & Public Records Check A mandatory screening is conducted for all applicants 18 and over, including: Criminal Background Check Public Sex Offender Registry Search (The property will not be rented to any person required to register as a sex offender). Terrorist Database Search Note: Convictions involving violent crimes, prostitution, domestic violence, illegal weapon possession, or the sale/manufacturing of illegal substances are standard grounds for denial. 5. Animal & Pet Policies While small pets are considered, strict property insurance restrictions apply. Banned Breeds: Dogs fully or partially matching the following breeds are strictly prohibited: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, or any mix thereof. Misrepresentation: Misrepresenting an animal's breed or housing an unauthorized/dangerous animal is immediate grounds for eviction. Pet Fees: A $350 to $500 Pet Security Deposit is due per approved animal upon lease signing. Service Animals: Accommodations are fully provided for documented Service Animals assisting a tenant with special medical needs. 6. Required Legal Liability Insurance All tenants are required to maintain a Property Damage Liability Insurance policy throughout the entirety of the lease: Minimum Coverage: $300,000.00 in tenant liability coverage for damage to the landlord's property. Required Perils: Must cover losses caused by fire, smoke, explosion, water damage, backup/overflow of drains or sumps, falling objects, riot, or civil commotion. Designation: Pinnacle International Property Services must be explicitly named as an "Interested Party" on the insurance binder. Subrogation: The policy must waive all rights of subrogation against the landlord and the management company. Important Notice: This is Legal Liability to the Landlord insurance, NOT a standard renters insurance policy. It does not cover your personal belongings, moving expenses, or third-party bodily injury. To protect your personal belongings, you must independently purchase a separate Renters Insurance Policy. 7.
