Established in 1897 and reestablished in 2019, The Grove Cottage is located just minutes from the Razorback Greenway, parks, shopping, and restaurants. Situated on a corner lot with gorgeous giant shade trees, the cottage was designed with relaxation, comfort, and convenience in mind, so you can feel at home in this 1685 sqft cottage that can accommodate up to 6 guests. This cottage is complete with a picturesque back patio, a front porch overlooking beautiful trees, a welcoming living room, dining room, kitchen with island, side entrance with mudroom, workspace area, and laundry room. The split floor plan features a spacious master bedroom with TV and en suite bath with large walk-in shower. The cottage details include shiplap, original beam ceilings, original 'wavy glass' windows, open shelving, custom vanities and cabinets, gorgeous wood floors, brick and slate tile flooring, custom lighting, built-in desk, antique barn style doors, and original detailed moldings. Luxury bathrobes are provided in each bedroom, along with coffee with cream and sugar, tea, games, puzzles, books, a record player with albums, televisions with Roku players in the living room and master suite, bed linens and towels, a desk area with printer, Wi-Fi, a washer and dryer, an iron and ironing board, umbrellas, a blender, Keurig, microwave, pots and pans, griddle, crockpot, George Foreman grill, and ceiling fans in bedrooms and living room. Outdoor spaces at the cottage available for your enjoyment include a front porch with a bench and porch swing amidst gorgeous shade trees, landscaping around the cottage, decorative outdoor string lighting, and a back deck area between the cottage and detached workshop. Outdoor seating for 6 is available. There is also a charcoal grill with grill tools, and metal dinnerware for outdoor dining. Parking is available on the quaint ribbon drive or on the street. Historic Downtown Springdale is a little gem in Northwest Arkansas, with major revitalization projects underway. The Razorback Greenway is only 0.3 mile away, and it is only 0.1 mile to the center of Downtown-Emma Ave. Local downtown shopping includes Cellar Door Antique Store, Hello Local, Sire Mercantile, T.H.E.Avenue NWA, Organic Creations, Phat Tire Bike Shop, Whimsy Whoo Downtown, and more. There are also many local places to hang out and grab a drink including The Odd Soul, Emma Ave. Bar and Tap, Black Apple Crossing, Bike Rack Brewery & Coffee, and Trailside Coffee Co. The Grove Cottage is centrally located near the post office, fire station, Northwest Medical Center (hospital), the chamber of commerce, city hall and police station, salons, banks, pharmacies, and much more. While strolling around Downtown Springdale, you will also be amazed by the new Tyson Emma campus, which is where Fortune 500 company Tyson Foods' houses much of its Information Technology Offices. Additionally, our downtown houses J.B. Hunt IT offices, WhyteSpyder tech company, and Startup Junkie. Quiet hours are observed from 10 pm to 10 am. If an unapproved party or event is discovered, you will be fined $1000. Pets discovered at the property will incur a fine of $400. Unauthorized checkout delays will incur a fine of $100 per hour. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. Taking of any items from the cottage is considered theft and will be charged appropriately. Please do not open the windows, as they are antique. Do not put hot hair styling tools directly on the wood bathroom vanities; instead, please place items on the rubber styling mats that are provided. For bookings longer than one week, the partner reserves the option to access the cottage to ensure everything is fully functioning and will work proactively with guests to schedule a time convenient for both parties. Supervised children are welcome with the full expectation that the cottage and our furnishings are treated with care. Guests should note that the cottage is not safety child proofed. Please do not move the furniture and decor around inside the cottage and do not stand on the furniture. Guests are to report any repair or maintenance items as soon as possible. The cottage is designed for a maximum of six guests. The booking guest and all other guests must agree to and abide by the rules, guidelines, and acknowledgements. Trash day is Thursday morning, and if you stay over on a Wednesday night, please bring the trash bin to the curb. Please use your own logins (Netflix, etc) for all streaming service on TVs. Extra blankets, along with an assortment of games, can be found in the master bedroom armoire. The record player is available for your enjoyment, and you can feel free to listen to any of the albums provided. Night lights and two clip reading lights are in the laundry room above the dryer. Metal dinnerware is available for outdoor use and is in the container above the refrigerator. There is a charcoal grill available outside for your use, and please put the grill cover back on after use. Exterior string lights on the back deck are on a timer for 7pm-10pm, and if you wish to turn them off sooner, simply unplug. Check-in is any time after 3:00 PM. Includes a built-in desk and a printer.
