Lease terms

Lease Terms: Lease starts with a 12-month term, then goes month-to-month. Sign by 6/21/2026 to lock your rent for 2 more years with no increases (up to 3 years total) as long as lease terms are followed. First month's rent and deposit are due at signing. Tenant pays electricity, internet, and cable. Water, sewer, and trash are included in rent. In-unit, full-size, brand new washer and dryer are included. A window A/C unit are included. Small to medium dogs preferred; large dogs considered, no cats. No smoking. Propane grill allowed on the balcony if properly maintained. Application & Screening Disclosure: A tenant screening will be conducted and may include review of credit, rental history, employment/income verification, and background information. An application may be denied based on factors such as insufficient income, unsatisfactory credit history, negative rental references, or incomplete or inaccurate application information. A consumer report will be obtained as part of the screening process. The report will be run by the landlord and made available to the applicant upon request. Applicants have the right to obtain a free copy of their consumer report in the event of an adverse action and to dispute the accuracy of information in the report with the consumer reporting agency. The landlord will not accept a comprehensive reusable tenant screening report made available by a consumer reporting agency and will instead conduct their own screening. Application/screening fees, if any, will not exceed the actual cost of obtaining the screening report and related background information.
