Lease terms

Tenant is responsible for electricity, gas, water, and all utilities unless otherwise agreed in writing. Rent is due on the 1st of each month. A late fee of $50 will be applied after a 5 day grace period. A security deposit of $1,500 is refundable upon move-out, subject to property condition and lease compliance. Unauthorized occupants are prohibited. Pets, if approved, may not exceed 25 pounds in weight. Pets may require additional pet fees or deposits. Tenant must maintain the property in clean and good condition and promptly report any maintenance issues. Proof of renter's insurance is required prior to move-in. Coverage must be maintained through the stay. No subleasing or short-term rentals (including Airbnb) are permitted. The first month's rent and security deposit are due at lease signing. The lease term is 12 months. Early termination will require a fee equal to 2 month(s) rent unless otherwise agreed.
