Lease terms

Lease Terms Utilities, Rent Due Date, and Tenant Responsibilities Tenant(s) are responsible for all utilities and services associated with the property for the full duration of the lease term unless otherwise specifically stated in the written lease agreement. This includes, but is not limited to, electricity, water, sewer, trash and recycling collection, natural gas (if applicable), internet, cable, and any other utility or service connected to or used at the premises. All utility accounts must be established in the tenant's name(s) prior to the lease commencement date and must remain active and in good standing throughout the tenancy. Tenant(s) are solely responsible for all deposits, connection fees, monthly service charges, usage charges, late fees, and any reconnection costs incurred due to nonpayment or service interruption. Tenant(s) agree not to allow any utilities to lapse, be disconnected, or fall into delinquent status during the lease term. Lease Start Date: July 1st, 2026 Move-In Funds / First Month's Rent: The first month's rent is typically due at lease signing or no later than 24 72 hours prior to the lease start date, depending on the terms agreed upon by the landlord. In all cases, full payment of the first month's rent, security deposit, and any additional move-in fees must be received and cleared prior to key release and occupancy. No keys will be provided, and possession will not be granted, until all required funds have been paid in full and verified. Tenant(s) acknowledge that failure to timely establish utilities, maintain active service, or pay rent and other amounts due may constitute a material breach of the lease agreement and may result in remedies available to the landlord under the lease and in accordance with applicable Virginia landlord-tenant laws, including but not limited to late fees, notices of noncompliance, and potential termination proceedings as permitted by law. All terms are subject to final execution of the written lease agreement, which shall govern in the event of any conflict with marketing or listing descriptions.
