Lease terms

Lease Terms Minimum lease term: 6 months. Security deposit: A refundable security deposit equal to 100% of one month's rent is required at lease signing. The deposit will be refunded after move-out, provided the home is left in good condition with no damages beyond normal wear and tear. Cleaning fee: A $350 non-refundable move-out cleaning fee will be collected to professionally prepare the home for the next resident. Pet policy: We welcome one pet with prior approval. A $400 non-refundable pet fee applies. Rent: Due on the 1st of each month. Utilities: High-speed Wi-Fi, water, sewer, and trash are included. Electricity and gas are also included up to a combined monthly utility allowance of $250. Any utility charges exceeding the monthly allowance are the tenant's responsibility and will be billed with the following month's rent. Furnished home: This home is fully furnished and move-in ready with furniture, kitchen essentials, appliances, linens, and in-home laundry. A signed inventory checklist will be completed at move-in. Application requirements: All applicants are subject to credit, background, income, employment, and rental history verification. Occupancy: Only approved occupants listed on the lease may reside in the home. Smoking: No smoking or vaping is permitted anywhere inside the home or garage. Renters insurance: Proof of renters insurance is required before move-in and must be maintained throughout the lease. Lease renewals: Renewal options may be available based on availability and mutual agreement.
