Lease terms

We proudly support and welcome all lawful sources of income, including Section 8 Housing Choice Vouchers, in full compliance with California fair housing laws. All prospective tenants are evaluated equally using standard screening criteria (credit check, rental history, and background check). Lease Term: The tenant agrees to a fixed-term lease of one (1) year. Utilities: The tenant is solely responsible for setting up and paying all utility services, including electricity, gas, water, sewer, and trash removal. Yard Maintenance: The tenant agrees to maintain the grass yard in good, healthy condition. This upkeep includes regular watering, mowing, weeding, and edging at the tenant's sole expense. No smoking allowed. Each prospective resident who is 18 years of age or older must submit a separate application and background check if they plan to reside in the home. HOA is paid by the owner. Menifee Lakes Master Association grants residents access to master-planned amenities, including the walking paths and central lake.
