Lease Terms & Important Details for 3024 Olive Street Rent: Base rent is $3,450/month. Tenant also pays a flat $100/month for water and sewer, and a flat $50/month for trash and recycling service. Total monthly payment: $3,600. Rent is due on the 1st of each month. All other utilities (electric, gas, internet/cable) are tenant's sole responsibility. Late Fee: Tenant has a 3 day grace period from the due date. Rent paid between the 4th and the 10th of the month incurs a $50 late fee. Rent paid after the 10th of the month incurs a $250 late fee. Security Deposit: A security deposit equal to one month's total rent ($3,600) is due prior to move in. The deposit may NOT be applied to unpaid rent, damage beyond normal wear and tear, or cleaning costs, and will be returned in accordance with California law after move out. Landlord Responsibilities: Landlord arranges trash collection service, handles common area upkeep, and provides professional landscaping. Trash service is billed to tenant at the flat rate above. Appliances & Repairs: Landlord covers appliance repair or replacement for the first 30 days of the lease term. After the initial 30 days, all repair requests are handled on a case by case basis. If an issue is caused by tenant use, negligence, or misuse (for example a clogged toilet, jammed disposal, or similar), the cost of repair is the tenant's responsibility. Normal wear and tear or mechanical failure unrelated to tenant use remains landlord's responsibility. Lease Term: Flexible and secure one year lease for long term stability. Pet Policy: Pets are allowed with prior landlord approval and a flat $25/month pet fee added to the tenant's total monthly payment. Smoking Policy: Strictly non smoking. Smoking is not permitted inside the home or in any shared spaces to ensure a fresh, healthy living environment. Renters Insurance: Required for all tenants for added security and peace of mind. Guest & Occupancy Policy: Occupancy is limited to the maximum allowed under California occupancy standards, plus all tenants named on this lease. Friends or family staying longer than one week require written approval from the landlord in advance. Key & Lockout Policy: Tenant is provided one copy of keys to the unit at move in. If tenant locks themselves out or needs the landlord to bring a key, a $50 fee applies. Key delivery is subject to landlord availability, and there is no guarantee of immediate response.
