Lease terms

12-month lease preferred. Property to be used solely as a private single-family residence. Tenant responsible for all utilities, including electric, gas, water, sewer, trash, and internet. Trash service must be maintained at all times. Landlord provides routine yard maintenance/landscaping service. No smoking, vaping, drug use, marijuana cultivation, or illegal activity permitted anywhere on the property. No pets permitted. No subletting, assignment, Airbnb/short-term rentals, or unauthorized occupants permitted. Guests may not stay longer than 14 consecutive days without written approval. Tenant responsible for maintaining the property in clean and sanitary condition and promptly reporting maintenance issues or damage. Renters insurance required prior to move-in and throughout tenancy. Income verification, background check, credit check, and rental history required. Security deposit due at signing. Tenant responsible for any damages beyond normal wear and tear, including professional cleaning if needed at move-out.
