House Rules for Unit B Western Garden Guest House Welcome to your new home! To ensure a safe, respectful, and high-quality living experience for all, please review and adhere to the following house rules: Smoking & Drug Use No smoking or vaping is allowed anywhere on the property (indoors or outdoors). This includes tobacco, marijuana, and any other substances. Use of illegal drugs is strictly prohibited and grounds for immediate lease termination. Pets Pets are not automatically allowed but may be considered on a case-by-case basis with prior written approval. A pet deposit or monthly pet rent may apply if approved. Approved pets must be house-trained, quiet, and non-destructive. No exotic animals or aggressive breeds permitted. Cleanliness & Maintenance Tenant must maintain the property in a clean and sanitary condition at all times. Report any maintenance issues promptly to prevent further damage. Basic upkeep, such as changing air filters or light bulbs, is the tenant's responsibility. Noise & Disturbances Quiet hours are from 10:00 PM to 7:00 AM. No loud music, parties, or disruptive behavior will be tolerated. Parking Parking will be assigned upon move-in. Tenant must only use their designated parking area. No unauthorized vehicles or street parking without prior approval. Modifications & Furnishings No alterations (e.g., painting, mounting, or structural changes) without written consent. Utilities & Energy Use Utilities are not included in the monthly rent. However, the tenant may be held responsible for excessive or abnormal utility usage. For example: Leaving the AC on full blast while away for extended periods Running multiple high-draw appliances continuously Water/electricity usage that significantly exceeds the average If utility bills spike well above typical usage, additional charges may apply with proper notice. Prohibited Activities No subleasing, short-term rentals (e.g., Airbnb), or extended guests (over 7 days) without written permission. Illegal activity or any conduct that endangers the property or community is strictly prohibited. Additional Notes: Lease term: Minimum 3 months, up to 12 months. Rent: $1,699/month. Late payments may incur fees after a defined grace period. Tenants are expected to treat the property with care and respect.
