Lease terms

Minimum of 12 month lease, 2+ year lease agreement is preferred. No pets, non-smoking property. Credit/security background check fee is assessed at the time of application, screening done by TransUnion/SmartMove. We do not accept comprehensive reusable tenant screening reports. Applicant must meet financial requirement of earning 2 times the monthly rent, provide proof of income. Applicants applying together (3 persons max) may pool their incomes to meet 2 x rent requirement. Each applicant must be able to demonstrate a pattern of meeting rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 18 months; previous landlord must take or return calls made to them within 48 hours of initiation of screening or we may move on to the next application. Tenant pays utility bills like sewer, garbage and electricity. First and last month of rent are paid at the time of signing the lease. Renters insurance is required.
