Rental Terms and Conditions Rent and Move-In Requirements First month's rent and security deposit are due at lease signing. If tenants wish to move in before July 1 tenants will be required to pay prorated days. Utilities Water and electric utilities are the responsibility of the tenant and are not included in the monthly rent. Tenants must establish utility service accounts in their name for all tenant-paid utilities, including water and electricity, prior to move-in and maintain service throughout the lease term. Pet Policy: Up to two (2) dogs or (2) cats are permitted with landlord approval. A pet fee of $15 dollars per pet is added to rent. Tenants are responsible for any damage caused by pets. Exotic animals are not permitted. Yard Maintenance Routine yard maintenance is included in the monthly rent and will be provided by the owner. Community Clubhouse Access Tenants may reserve the community clubhouse through the owner, subject to availability and cost. Tenants will be given 2 key Fobs and 2 mail box keys, if tenant loses either it will be replaced at cost plus $25 dollar fee. Home Home comes with 3 garage remotes and ceiling fan remotes if tenant losses one of these items tenants will be responsible for paying at cost to replace plus $25 fee. Home also includes TV mount in living room can support up to a 75in TV. Tenants must also replace Home ac filters as needed every 2 or 3 months. Irrigation is set on specific days and times. Ring Security System Tenants will have access to the Ring doorbell camera and garage-mounted floodlight through a Ring account during the lease term. Occupancy and Guests Only individuals listed on the lease may reside in the home. Guests may not stay in the home for more than fourteen (14) consecutive days or more than fourteen (14) days in any thirty (30) day period without the owner's written approval. Smoking Policy Smoking, vaping, or use of tobacco products is prohibited inside the home. Smoking is permitted only in designated outdoor areas, such as the screened lanai, and tenants are responsible for proper disposal of smoking materials. Pest Control It responsibility of tenant to do pest control when needed or to schedule maintenance. Community Rules Tenants must comply with all rules, regulations, covenants, and restrictions of the Granary Park Community and any applicable homeowners association requirements. Any fines or penalties resulting from tenant violations shall be the responsibility of the tenant.
