Lease terms

Can do a 1-year or multi-year lease. Applicants must: 1. Show gross monthly income equal to 3 times of rent (between 1 or more adults).* 2. Be able to provide 3 most recent months of past paystubs or other income documentation (disability, pension, etc.) 3. Should have a credit score of 650+, or if score is less than 650, applicants may be able to put down 1.5x deposit, depending on their full credit history. 4. Have a decent rental history, including no past evictions. 5. Have a clean criminal history (excludes minor misdemeanors and traffic violations). 6. Attend one in-person showing. 7. Max of 2 pets allowed. 8. Provide documentation regarding your pet(s), if any: Photo; vaccine records; proof of license with Animal Services; contact info of vet; renters insurance showing pet coverage. 9. No aggressive breeds. (Examples: Pit Bull, Akita) 10. Pet deposit is $250. Pet rent is $50/month per pet. *We do accept Section 8 vouchers. Applicants must show 3X of their share of the rent fee. Note: We do not hold properties longer than 14 days from lease signing. Selected lease details: - Renters insurance required. Must provide proof of insurance within 30 days of lease start. - Parking in garage or on street. - No smoking and/or vaping allowed inside property, or within 10 feet of the property. - Tenant responsible for all utilities, lawn care and snow removal. - Tenant must notify landlord of absences/vacations if no tenants will be present at property for longer than 24 hours. - See lease for additional policies.
