Applicant Eligibility Criteria All applicants are evaluated on the following criteria: credit history, income and employment verification, rental history, background screening, and criminal history. Co-signers are subject to the same full screening process. All criteria are applied consistently and in compliance with federal and Utah fair housing laws, including protections based on race, color, religion, sex, national origin, familial status, disability, source of income, gender identity, and sexual orientation. Application Fee Notice An application fee is required to process your application. This fee is non-refundable under all circumstances, including if your application is denied, if you choose not to proceed, or if the unit becomes unavailable. By submitting payment you acknowledge receipt of this disclosure. Move-In Date The specific move-in date depends on a variety of factors and will be confirmed in writing prior to lease signing. Good Faith Estimate Notice All rent amounts, fees, and costs listed in this description represent a good faith estimate of amounts that will appear in the final lease. If any amount in the executed lease differs from what was disclosed prior to your payment, or if the lease includes a use-based expense type not previously disclosed, you have the right under Utah Code 57-22-4 to submit a written demand for a full refund of any money paid within five business days of receiving the lease, provided you have not yet signed the lease or taken possession of the property. Refunds will be issued within five business days of receiving your written demand. Note: application fees are non-refundable and are excluded from this provision. All lease terms are subject to a signed agreement. Landlord reserves the right to approve or deny any application.
