LEASE DURATION 1 year In the event lease is terminated by renter there will be a $500 fee assessed. RENT * Monthly Rent: $1,300 * Due Date: Rent is due on the 1st day of each month * Payment Method: Electronic bank transfer (ACH or other approved method) Late Fee: If rent is not received within 5 days of the due date, a late fee of $50 will be applied. MOVE-IN COSTS Tenant agrees to pay prior to move-in: * First month's rent: $1,300 * Security deposit (equal to one month's rent): $1,300 Total Due Before Move-In: $2,600 SECURITY DEPOSIT The security deposit may be used for: * Damages beyond normal wear and tear * Cleaning required to restore the property * Lease violations The deposit will be returned in accordance with Missouri law, along with an itemized list of any deductions. OCCUPANTS Only the following individuals are permitted to reside in the property: No additional occupants may reside at the property without written consent from the landlord. PETS Pets are Not Allowed UTILITIES Tenant is responsible for all utilities, including: * Electric * Water * Sewer * Trash * Gas Utilities must be transferred into tenant's name prior to move-in and remain active throughout the lease term. LAWN CARE & EXTERIOR MAINTENANCE Tenant is responsible for maintaining the exterior of the property, including: * Mowing grass * Weed control * Leaf removal * General yard upkeep Failure to maintain the property may result in landlord arranging service and charging tenant accordingly. Landlord agrees to: * Maintain the property in a habitable condition * Make necessary repairs within a reasonable timeframe ALTERATIONS Tenant may not make alterations, paint, install fixtures, or modify the property without prior written consent. ENTRY BY LANDLORD Landlord may enter the property for inspections, maintenance, repairs, or showings with reasonable notice to tenant (typically at least 24 hours), except in emergencies. Tenant acknowledges and agrees that landlord may conduct scheduled property walkthrough inspections up to two (2) times per year (semi-annually) with proper notice. No notice is required in the event of an emergency. SOLAR PANEL DISCLOSURE The property may currently have solar panels installed. Tenant acknowledges: * Solar panels may be removed, replaced, or modified at any time * No guarantee is made regarding continued use or utility savings * Changes to the system do not reduce rent or constitute a lease violation RENTERS INSURANCE REQUIREMENT Tenant is required to maintain renters insurance for the duration of the lease. * Minimum liability coverage: $100,000 * Tenant must provide proof of insurance prior to move-in * Policy must remain active throughout tenancy Tenant acknowledges that landlord's insurance does not cover tenant's personal property. Failure to maintain renters insurance constitutes a lease violation. PROHIBITED ACTIVITIES Tenant shall not: * Engage in illegal activity * Disturb neighbors * Sublease without written permission * Smoke in residence DEFAULT Failure to pay rent or comply with lease terms constitutes default. Landlord may pursue all legal remedies available under Missouri law. HOLDOVER TENANCY If tenant remains after lease expiration: * Tenancy converts to month-to-month * Rent may be increased with proper notice ABANDONMENT If the property is abandoned, landlord may take possession in accordance with Missouri law.
