# NORTH CAROLINA RESIDENTIAL LEASE AGREEMENT This Residential Lease Agreement ("Agreement") is made and entered into on ___________________, by and between **Landlord** and **Tenant(s) collectively referred to as the "Parties." ## 1. PROPERTY Landlord hereby leases to Tenant the residential property located at: (the "Premises"). The Premises is a single-family home with three (3) bedrooms and three (3) full bathrooms. ## 2. LEASE TERM The lease term shall be for **twelve (12) months beginning on ___________________ and ending on ___________________. ## 3. RENT Tenant agrees to pay monthly rent of 2,300 due on the **1st day of each month**. Rent shall be paid via electronic transfer or other method approved by Landlord. Late Fees If rent is not received within **five (5) days** of the due date, a late fee of **5% of the monthly rent** may be assessed, in accordance with North Carolina law. ## 4. SECURITY DEPOSIT Tenant shall pay a security deposit of 2,300** prior to move-in. The deposit will be held and returned in accordance with North Carolina law, less any lawful deductions. ## 5. UTILITIES Tenant shall be **fully responsible for all utilities including but not limited to: * Electricity * Water and sewer * Gas (if applicable) * Trash and recycling * Internet and cable All utilities must be transferred into Tenant's name prior to move-in and maintained throughout the lease term. ## 6. OCCUPANCY Only the following individuals may reside at the Premises: No additional occupants are permitted without prior written consent. Subleasing or short-term rentals are strictly prohibited. ## 7. PET POLICY A maximum of **three (3) pets** is permitted. * All pets must be disclosed and approved in writing prior to occupancy. * Tenant is responsible for all pet-related damage. * Aggressive breeds may be restricted based on insurance requirements. **Service animals are not considered pets and are permitted as required by law.** ## 8. MAINTENANCE AND CARE Tenant agrees to: * Keep the Premises clean and sanitary * Replace light bulbs, HVAC filters, and smoke detector batteries * Promptly report maintenance issues Tenant shall be liable for damages caused by misuse, negligence, or failure to report issues. ## 9. SMOKING AND ILLEGAL ACTIVITY Smoking or vaping of any kind is **strictly prohibited** inside the Premises. Illegal drug activity is prohibited on or near the Premises. ## 10. ALTERATIONS Tenant may not paint, alter, or install fixtures without prior written consent. Unauthorized alterations may be removed at Tenant's expense. ## 11. ENTRY BY LANDLORD Landlord may enter the Premises with reasonable notice for inspections, repairs, or showings. No notice is required in emergencies. ## 12. RENTER'S INSURANCE Tenant is required to maintain renter's insurance with a minimum of 100,000 in liability coverage**. Proof of insurance is required prior to move-in. ## 13. DEFAULT AND TERMINATION Landlord may terminate this Agreement for nonpayment, lease violations, unauthorized occupants or pets, or illegal activity, subject to North Carolina law. ## 14. MOVE-OUT CONDITIONS Tenant must provide written notice as required by law and return the Premises clean and undamaged beyond normal wear. Professional cleaning may be required. All keys and access devices must be returned. ## 15. GOVERNING LAW This Agreement shall be governed by the laws of the **State of North Carolina**.
