12 month lease Utilities, water, electric, internet is your responsibility Yard care, including mowing is your responsibility, I have someone I have been using if you want their contact. Any city fines due to negligence of yard, will be your responsibility. No smoking in house or on property. Pet rent and pet deposit is per pet, up to 3 pets allowed. Washing Machine and Dryer Disclaimer ("As-Is" Provision):The existing washer and dryer units located on the premises are provided to Tenant as a courtesy and on an "as-is" basis. Landlord makes no warranties, whether express or implied, regarding the condition, safety, or operational status of these appliances. Landlord shall have no obligation or responsibility to maintain, repair, service, or replace the washer and/or dryer should they malfunction, break down, or become unusable at any point during the tenancy. If the washer or dryer fails, Tenant may, at their own expense and with Landlord's prior written consent, repair the unit or remove it and install their own replacement appliance. Tenant agrees to hold Landlord harmless from any property damage or loss arising from the use or failure of the existing washer and dryer.
