1. Utilities and Services Tenant Responsibility: The Tenant is responsible for the setup and payment of all utility services, including Water/Sewer, SDGE (electricity and gas), and Trash/Recycling (EDCO). Other Utilities: All other optional services, such as internet, cable, or phone, are at the Tenant's sole expense. 2. Pet Policy and Maintenance Pet Rent is 40 dollars a month. Limitations: A maximum of two (2) pets, each weighing under 20 lbs, are permitted with prior written approval. Sanitation and Wildlife: To prevent attracting wildlife, no unconsumed pet food or water may be left outdoors. Pet waste must be cleaned up and disposed of immediately from all property grounds. Damages and Cleaning: The Tenant is financially responsible for any pet-related property damage or the cost of professional cleaning/sanitization upon move-out. These costs will be deducted from the security deposit unless the Tenant chooses to remediate the damage (e.g., repairing broken screens) to the Landlord's satisfaction. 3. Property Use and Standards Smoking Policy: This is a strictly non-smoking property. Smoking, vaping, or the use of e-cigarettes is prohibited inside the unit and in all outdoor areas of the property. Yard Maintenance: The Tenant is responsible for regular yard maintenance, including weeding, watering, and general upkeep of the outdoor space. Community Conduct: Tenants and guests must remain considerate of neighbors and strictly adhere to National City's noise ordinance. 4. Lease and Insurance Requirements Occupancy: The Landlord must be notified and provide written consent for any changes to the individuals residing on the property or listed on the lease. Renter's Insurance: The Tenant is required to maintain a Renter's Insurance policy. Alternatively, the Tenant may sign a formal waiver assuming all personal liability for loss or damage to their property and for any incidents occurring on the premises
