Lease terms

1. **Utilities** Tenant shall be solely responsible for establishing and paying for all utility services serving the Premises during the lease term, including but not limited to electricity, natural gas, water, sewer, trash, internet, cable, and any other utility or communication services, unless otherwise specifically stated in this Lease. 2. **Security Cameras** The Premises are equipped with security cameras that are provided as a convenience only. Landlord makes no guarantee regarding their continued operation. If any security camera or related equipment becomes inoperable or reaches the end of its useful life, Landlord shall have no obligation to repair or replace it. 3. **Gardener** Landlord shall pay for routine gardening services. Tenant agrees to provide the gardener with reasonable access to the yard on scheduled service days and shall ensure that gates and access points remain unobstructed. Tenant shall not interfere with scheduled landscaping services. 4. **Tenant Maintenance** Tenant shall keep the Premises clean and sanitary and promptly notify Landlord of any maintenance issues that could result in damage if left unaddressed. Tenant shall be responsible for replacing HVAC filters, smoke detector batteries (unless prohibited by law), and light bulbs during the tenancy. 5. **Alterations** Tenant shall not paint, install fixtures, mount televisions, install satellite dishes, or make any alterations to the Premises without Landlord's prior written consent. 6. **Outdoor Areas** Tenant shall keep patios, walkways, and yard areas clean and free of excessive personal property, debris, and pet waste. 7. **Water Leaks** Tenant shall immediately report any plumbing leaks, roof leaks, water intrusion, or other conditions that could cause damage. Failure to promptly report such issues may make Tenant responsible for resulting damages caused by the delay. 8. **Unauthorized Occupants** Only individuals listed on the lease may occupy the Premises. Guests staying longer than the period permitted by this Lease require Landlord's prior written approval. 9. **Renter's Insurance** Tenant shall maintain renter's insurance throughout the lease term with personal liability coverage and provide proof of coverage upon request. Landlord's insurance does not cover Tenant's personal property. 10. **Keys and Garage Remotes** Tenant is responsible for the cost of replacing lost keys, garage remotes, or similar devices. 11. **Move-Out Condition** Tenant shall return the Premises in substantially the same condition as received, ordinary wear and tear excepted. Tenant shall remove all personal property and dispose of all trash before surrendering possession.
