This unit offers spectacular views of Downtown and Midtown from its private balcony. The fully functional kitchen is equipped with an electric stove, granite countertops, a refrigerator, a toaster oven, pots, pans, cups, dishes, utensils, a knife set, a coffee maker, and basic cooking supplies. Enjoy the convenience of an in-unit air conditioning and heating system, though the building controls the thermostat's start dates. Basic cleaning supplies are also provided. Laundry room access is available in the basement of the building. Sheets, towels, and basic toiletries are provided. This condo is ideally situated in a tourist/business area on Peachtree Street, offering superb access to the city's premier attractions. It's within walking distance to the GWCC, Phillips Arena, Georgia Dome, America's MART, CNN Center, World of Coke, and the Aquarium. The MARTA station is just two blocks away, providing quick access to the rest of the city and the airport. The district is safe and well-traveled, with City Ambassadors available to assist. This is a residential building, so please keep noise to a minimum. Quiet hours are observed between 9 PM and 9 AM. Smoking and vaping are prohibited inside the building, with a $250 fine for violations. Smoking on the balcony is allowed only when the exterior door is closed. There is no on-site parking available for this building. Parties and gatherings are not permitted. No pets are allowed in the unit, and violations will result in a $600 fine from the building. Missing building sensor cards or fobs will incur a $100 replacement cost. Late check-outs not pre-arranged will incur an extra cleaning and inconvenience fee of around $200 and up. The building was built in 1963, and the air conditioning and heat are controlled by the building, with guests only able to adjust the fan speed and force. During March and November, fans or space heaters may be provided if guests feel too warm or cold. The building has a 24/7 concierge and is very safe, but the host is not responsible for the surrounding downtown area or if guests do not feel safe. Please do your research on the downtown area before booking. The host is not responsible for anything that happens outside of the condo/unit, including smoking smells from other units. Registered guests only are allowed in the unit. If you are locked out of the unit and building staff is available to assist, there is a minimum fee of $65. Packages and mail should not be sent to the building to be held. Behavior resulting in a false fire alarm will incur a minimum fine of $150. Do not block elevator doors or hold them open. No eating, beverages, or smoking are allowed in hallways or other common areas. Do not put pizza boxes or other large items into hallway trash chutes, with a minimum fine of $50. Do not let people follow you into the building; only residents and guests with keys should enter. Bicycles are not allowed in elevators; a key to the Bicycle Room can be obtained from the Management Office. Please leave the condo tidy by emptying trash in the nearby chute, loading/starting the dishwasher, and stripping the bed, piling linens in the bathroom. A laundry card for the building's laundry facilities must be purchased from the Concierge for $10.00. This apartment is equipped with Wi-Fi and Cable included. The building controls the starting dates for air conditioning (around March) and heating (around October).
