Lease terms

Lease Term: 12 Months (One Year) Monthly Rent: $850 Security Deposit: $800 Rent & Payment Terms: Rent is due on the 1st day of each month. A grace period is provided through the 5th of the month. If rent is not received by 11:59 PM on the 5th, a late fee of $5.00 per day will accrue starting on the 6th until paid in full. Accepted payment methods: Check, Cash, or Money Order (no credit cards accepted). Returned checks will incur a $50.00 NSF fee plus applicable late fees. Security Deposit Rules: The security deposit cannot be used toward the first or last month's rent. The deposit will be returned within state-mandated timelines after lease expiration, less any deductions for damages, past-due payments, or fees, provided all lease terms are fulfilled. Lease Term & Early Termination: This agreement binds Tenant for a minimum term of 12 continuous months. If Tenant terminates early, vacates, or defaults prior to completing the full 12-month term, Tenant shall forfeit the full security deposit and pay an early termination fee equal to 2 full months' rent as liquidated damages (or remain liable for rent until a qualified replacement tenant is secured and begins paying rent, whichever is less). Tenant remains responsible for all outstanding rent, late fees, utilities, and repair costs accrued prior to vacating. Notice Requirement for Vacating: Tenant must provide written notice at least 30 days prior to vacating the premises. Failure to provide proper notice will result in forfeiture of the security deposit. Maximum Occupancy & Guest Policy: Only named tenants and authorized occupants listed on the agreement may reside on the premises. Guests staying longer than 14 consecutive days, or 30 total days in a 12-month period, require prior written consent from Landlord and may require formal screening. Smoking Policy: Smoking, vaping, or burning materials of any kind (tobacco, marijuana, incense, candles) is strictly prohibited inside the residence, porch, or garage. Evidence of indoor smoking/vaping will result in a mandatory $500.00 remediation fee plus full cost of drywall, carpet, and air duct cleaning. Subletting: Tenant shall not sublet any portion of the premises, assign this agreement, or list the property on short-term rental platforms (e.g., Airbnb, VRBO) without prior written consent from Landlord. Utilities & Yard Upkeep: Tenant is responsible for establishing and paying all utility accounts, and for routine yard maintenance. If the yard is not properly maintained, Landlord will arrange service and charge Tenant $65.00 per occurrence. Maintenance Reporting: Tenant agrees to promptly report water leaks, running toilets, pest issues, or structural problems. Repairs for damages caused by tenant negligence, improper use, or clogging plumbing with non-flushable items will be billed to Tenant. Property Alterations: Tenant shall not change or add door locks, paint walls, apply chemical/spray pest controls, or perform structural repairs/alterations without prior written consent from Landlord. Landlord Right of Entry: Landlord reserves the right to enter the premises for emergencies, necessary repairs/inspections, or to show the property to prospective buyers or renters with reasonable advance notice. Pet Policy: No pets allowed.
