Late Fees & Grace Period: Rent is due on the 1st of the month. 6% of the monthly rent will be applied if payment is not received by the end of the grace period (the 5th of the month). Renter's Insurance: Tenant is required to maintain a renter's insurance policy with a minimum of $100,000 in liability coverage, listing the landlord as an "interested party".
