Lease terms

Tenant may be a corporation, LLC, partnership, healthcare organization, consulting firm, government contractor, or other business entity. Corporate Tenant shall remain fully responsible for all lease obligations regardless of employee occupancy. Occupants may be substituted during the lease term upon written notice to Landlord. Updated occupant identification and contact information shall be provided prior to occupancy. Lease term shall be a minimum of twelve (12) months unless otherwise approved by Landlord. Corporate Tenant shall maintain liability insurance and provide evidence of coverage upon request. Utilities, internet service, housekeeping services, parking, and furnishings may be included or billed separately as specified in the lease agreement. Property shall be used solely for residential occupancy by approved employees, contractors, consultants, or corporate guests. No subleasing, short-term rental activity, or transient lodging use shall be permitted without Landlord's prior written consent. Corporate Tenant shall designate a primary company representative responsible for communications, maintenance coordination, and lease compliance. Landlord reserves the right to approve all occupants and require government-issued identification prior to occupancy. Executive Furnishing Package, if selected, shall be maintained in good condition and returned at lease termination subject to normal wear and tear.
