Lease terms

Please file an application first before scheduling a viewing on-site (The owner works on weekend. To view interior, only available day will be Wednesday or Thursday.). There may be on-line application fee of $25-$35 for the background checking by the Landlord or by the on-line rent application service such as Zillow. Applicant pays this application fee. If your application is approved and you successfully sign a Lease for at least a 12 month term, I will refund the application fee back to you. If your application is disapproved (will provide reasons), the application fee is not refundable. Basically, applicants shall have: 1) Income/Rent ratio is above 3X; 2) Credit score is around 700; and 3) Had good rental history; which are very standard in rental business. No pets allowed. Renter is responsible for water, electric, and internet (or cable tv). No smoking allowed. No pets allowed. Last month's rent due at signing (Total payment at signing Lease is: (first month rent + last month rent + $2000 = $5176). 45 days advance notice to terminate Lease. Lease is 12 month and automatically renew at end of Lease unless a written termination notice was given to/by either parties (Landlord or/and tenant).
