Late Fees & NSF Charges: If rent is not paid in full by the 3rd of the month, a $75.00 late charge is assessed. Any returned checks or bounced payments will incur an additional $40.00 service charge. Early Termination Option: Residents may terminate the lease early by providing a 30-day written notice accompanied by a buyout fee equal to two months' rent. 3. Utilities & HOA Fees Owner-Paid Utilities: The landlord covers water and trash collection services. Tenant-Paid Utilities: The resident is solely responsible for establishing and paying for all other utilities and services connected to the premises, including electricity, gas, and internet/cable. HOA Compliance: The property is located within a regulated condominium community. The tenant must abide by all community regulations, including keeping balconies clear of clutter and utilizing trash receptacles properly. 4. Pet Policy: Pets are considered on a case-by-case basis and require explicit written landlord consent. Occupancy & Subletting Limitations: Subletting, assigning the lease, or listing any portion of the unit on short-term rental platforms like Airbnb or VRBO is strictly prohibited and constitutes an immediate, irremediable breach of the lease. Renters Insurance: Residents are strictly required to maintain an "all risk" renters personal liability insurance policy of at least $100,000.00 throughout the entire duration of the tenancy, listing the landlord as an additional certificate holder.
