1. Lease Duration & Renewal Terms Initial Term: 12-month fixed-term lease commencing on the agreed move-in date. Renewal Policy: Either party may terminate the lease at the end of the initial term by providing a strict 30-day written notice. If no notice is given, the lease automatically extends on a month-to-month basis under the same conditions, subject to a current market rent adjustment. 2. Financial Requirements & Fees Monthly Rent: $3,950.00 per month, due in advance on the first (1st) day of each calendar month. Rent must be paid in full via a single payment method (online portal access provided). Move-In Security Deposit: $4,250.00 (equivalent to one month's rent + HOA Move In Fee) to secure faithful performance of the lease. This deposit cannot be used toward the last month's rent and is refundable post-vacancy, minus lawful deductions for cleaning or damage beyond normal wear and tear. Late Fees & NSF Charges: If rent is not paid in full by the 3rd of the month, a $75.00 late charge is assessed. Any returned checks or bounced payments will incur an additional $40.00 service charge. Early Termination Option: Residents may terminate the lease early by providing a 30-day written notice accompanied by a buyout fee equal to two months' rent. 3. Utilities & HOA Fees Owner-Paid Utilities: The landlord covers water and trash collection services. Tenant-Paid Utilities: The resident is solely responsible for establishing and paying for all other utilities and services connected to the premises, including electricity, gas, and internet/cable. HOA Compliance: The property is located within a regulated condominium community. The tenant must abide by all community regulations, including keeping balconies clear of clutter and utilizing trash receptacles properly. 4. General Property Policies Income & Credit Screening: Applicants must demonstrate a verified gross monthly income of at least 3x the monthly rent ($11,850/mo) and maintain an individual minimum credit score of 680 with a clean housing history. Pet Policy: Pets are considered on a case-by-case basis and require explicit written landlord consent. Approved pets require an increased total security deposit of $4,450 at move-in, alongside a monthly pet rent of $75.00. (Note: Legally verified Service and Emotional Support Animals are fully exempt from pet fees, pet deposits, or pet rent). Smoking Policy: This is a strictly 100% non-smoking unit and property. Smoking or vaping of any substance including tobacco or marijuana is entirely prohibited inside the unit, on the balcony, or anywhere within the community grounds. Occupancy & Subletting Limitations: Subletting, assigning the lease, or listing any portion of the unit on short-term rental platforms like Airbnb or VRBO is strictly prohibited and constitutes an immediate, irremediable breach of the lease. Renters Insurance: Residents are strictly required to maintain an "all risk" renters personal liability insurance policy of at least $100,000.00 throughout the entire duration of the tenancy, listing the landlord as an additional certificate holder. Appliances Provided: The unit comes fully equipped with a microwave, dishwasher, washer, dryer, stove, and refrigerator; maintenance of these provided major appliances is handled by the owner. Parking: Two parking spots in a tandem setup inside the 1st floor garage.
