BASIC LEASE TERMS -Lease term is 12 months at the listed price shorter terms may be possible at a higher monthly rate. -Rent is due on the first of the month. -Online payment by bank transfer (ACH) is free; card payments carry a processor fee, which is disclosed in the lease. MOVE IN COSTS - Due at lease signing and before keys: First month's rent $3,300 ( to be prorated based on negotiated lease start date) Last month's rent $3,300 Security deposit $3,000 The actual cost of a lock change Max Total: $9,600 plus the lock change. The security deposit is set below one month's rent deliberately. I know move-in costs are the hardest part of renting, and this is one place I can try to make it even just slightly easier. Massachusetts law permits a landlord to collect only those four items before a tenancy begins, and I don't collect anything else -- no pet fee, no admin fee, no move-in fee. HOUSE BASICS - One dog, 50 lbs or under, is welcome, subject to my written pet policy and my insurance carrier's requirements. Zillow's pet field caps the weight limit at 40 lbs. My actual policy is one dog up to 50 lbs. Larger or additional dogs may be possible just ask. Cats are not permitted as pets. -No smoking or vaping of any product at any time inside the house. -Service animals and emotional support animals are always welcome regardless of species, size, breed, or number, at no additional cost, and requests for reasonable accommodation are handled promptly and confidentially. -Occupancy is governed by the Massachusetts State Sanitary Code (105 CMR 410.400). APPLICATION PROCESS: Every applicant is evaluated against the same written criteria, which I'm glad to send you before you apply just ask. Income from any lawful source counts: employment, self-employment, retirement, disability, child support, public assistance, and housing vouchers are all welcome. If you have a housing voucher or rental assistance, the income standard applies only to your share of the rent, not the full $3,300. Screening is free to you. There is no application fee and no screening fee I order the screening and pay for it myself. Once you've applied, I'll send you a secure link from the screening service to complete your part. You'll enter your identifying information directly with them; I never see or store it. I am unfortunately unable to take application screenings through Zillow because it is not compliant with Massachusetts application fees law. It charges applicants a fee that the law does not permit me to pass along. Applicants will need to provide contact information for housing references covering the most recent 24 months. I contact prior housing providers directly and ask each the same factual questions: dates of occupancy, monthly amount, payment timeliness, any balance owed at move-out, whether proper notice was given, and any documented lease violations. Applicants without 24 months of third-party rental history are not disqualified. Any of the following satisfies this criterion: documented mortgage payment history; payment records plus a written statement from a family member or private housing provider; documented on-time payment history on another recurring obligation; a letter from a transitional, shelter, or supportive housing program; documentation of military, student, institutional, or medical housing; or a qualified co-signer. An unpaid balance owed to a prior housing provider is disqualifying unless satisfied or under a documented payment arrangement. I do not ask applicants about eviction history and do not consider sealed eviction records. Where a non-sealed housing court judgment appears, it is reviewed individually. Everyone 18 or older who will live here needs to be listed on the application and screened. Everyone who will live here, of any age, needs to be listed.

This bright, warm 3-bedroom, 2-bath single-family house offers plenty of indoor and outdoor spots to enjoy and relax in, all while being in a convenient location for commuting and day-to-day activities. There's a moment when you step in the side door off the deck that tends to sell people on this house. You land in a sunroom with a soaring ceiling, skylights overhead, and windows looking out over the backyard and the whole place opens up from there. It's a room that begs to be filled with plants, a reading nook, and some side tables for your favorite beverage. It's a genuinely lovely spot for a slow Saturday morning or a relaxing evening at home. The sunroom flows straight into a full kitchen with a big sink, induction cooktop and oven, dishwasher, and a refrigerator with real room in it. The lower level is finished bonus space the home is a legal three-bedroom. A separate entrance opens directly onto the backyard, which is another thing people fall for. Head out the back door to a big yard, where you can bask in the sun, romp in the leaves, or play in the snow. There's a wide open lawn plus established spaces for flower or vegetable gardening. The deck off the main entry is made for patio furniture, an outdoor table, and dinners that run long into the evening. Sun in the summer, leaves in the fall, snow in the winter. It's a great yard. The location is also great for commuting to work. Both Providence and Boston are an easy commute by car too. And if you're a sports fan, Gillette Stadium in Foxboro is about 25 to 30 minutes away.
