Lease terms

Rent & Payments Rent: $2,850/month due on the 1st Late fee amount ($15/day after 5-day grace period) Accepted payment methods: Zelle, Cash, Check Returned check fee $35 Security Deposit Amount: $2,850 Lease Term Start date: June 1, 2026 End date: May 31, 2027 (12 months) Maximum 4 people (including children) are allowed as renters. Utilities & Inclusions Water included Tenant pays electric/gas Parking spot included for 1 car Laundry access (basement) Landlord will conduct a visual inspection as necessary and will give tenants at least 2 days notice in advance. Maintenance Tenant responsible for minor maintenance Landlord responsible for major repairs Rules No smoking Noise & Gatherings Tenant agrees to maintain reasonable quiet hours between 10:00 PM and 8:00 AM. Gatherings of more than [8-10] people are prohibited without prior written consent from the landlord. Repeated noise complaints from neighbors or other tenants may result in lease termination. No subletting without written approval For a yearly lease, tenants must give 90 days notice to terminate. Structural Use & Weight Limitations Tenant agrees not to place heavy furniture, equipment, or machinery exceeding 100 lbs in a concentrated area on the flooring without prior written approval from the landlord. This includes but is not limited to: treadmills, ellipticals, weightlifting equipment, pianos, large appliances, or industrial equipment. Tenant acknowledges that the unit is located on the second floor and agrees to take reasonable precautions to protect the structural integrity of the property. Exercise Equipment No heavy exercise equipment (including but not limited to treadmills, weight benches, or rowing machines) is permitted in the unit without prior written approval from the landlord.
