Lease terms

Rent & Payment: Rent: Due on the 1st Late Fee: 5 6% of rent or a flat $100 $150 if not received by day 3 5 Payment Method: Zelle or Venmo NSF/bounced payment fee: $25 $35 Term: Month-to-month tenancy 30-day written notice to terminate by either party Security Deposit: $3,900 Utilities: Tenant responsible for all utilities: electricity, gas, water, trash, sewer, internet/cable Tenant to set up accounts in their name within 1st day of move-in Pets: Max 2 pets total (2 cats or 2 small dogs under 25 lbs) or 1 large dog 40+ Pet deposit: $400 (refundable) Pet rent: $35/month per cat or small dog, $50/month for large dog Tenant responsible for yard pet waste cleanup and any landscaping damage from pets Insurance: Tenant required to maintain renter's insurance with minimum $100,000 liability coverage Landlord (or LLC) listed as additional interested party Proof required before move-in and at each renewal Smoking: No smoking of any kind (cigarettes, vape, cannabis) inside the unit or garage Smoking permitted outdoors only, away from doors/windows, with proper disposal Occupancy & Guests: Maximum occupancy shall not exceed four (4) persons total, based on a standard of two (2) occupants per bedroom for this two (2) bedroom unit. Guests staying longer than 14 consecutive days or 30 days/year require landlord approval and lease amendment Maintenance & Repairs: Tenant responsible for reporting maintenance issues promptly Tenant responsible for routine yard/landscaping upkeep (mowing, watering, weed removal, and bush trimming) or Landlord can provide a gardener for increase rent price Tenant responsible for any damage beyond normal wear and tear Landlord responsible for major systems (HVAC, plumbing, electrical, appliances) unless damage is tenant-caused Parking: 2-car garage included; at least 1 car must be parked in the garage per HOA requirements Property Access: Landlord to provide 24-hour written notice before entry, except emergencies (CA standard) Alterations: No structural changes, painting, or permanent alterations without written landlord consent Subletting: No subletting or assignment of lease without landlord's written approval HOA Compliance: Tenant must comply with all HOA rules/regulations (pool hours, noise, parking, etc.) attach HOA CC&Rs or a summary as an addendum Move-in/Move-out: Move-in inspection checklist completed and signed by both parties Move-out requires unit returned in same condition (minus normal wear), professional cleaning if pets present, and all keys/garage remotes returned
