This master bedroom suite is within a 2500 sq ft. single family home in the quiet gated community of 33 homes in Lawrence Lake Estates. It does have 2 bedrooms and a small office, however, the smaller guest bedroom and office have owners personal property stored there and will be locked. (Unless I decide I am willing to accommodate someone looking for a 2nd bedroom.) Tenant will have access to and use of the entire master suite described in another section. They will also be able to use the formal dining room / living room area, family room with TV/DVD player, full kitchen (Microwave has been removed), & swimming pool. There is a Ring Doorbell and a Ring Floodlight Camera over the garage. Fairly new Washer/Dryer in hallway closet are available. Central AC system is a few years old. LOCAL TRANSPORTATION OPTIONS: Palm Tran bus passes along Lawrence Road. Boynton Beach Tri-Rail station is about 4 miles away. Property is about 12 miles from Palm Beach International Airport and 38 miles from Fort Lauderdale/Hollywood Airport. PARKING : Space for 2 cars in driveway. Garage has some of owners items stored and some space for tenants belongings. One car can fit in garage, depending on vehicle size and how much tenant has to store there. Utilities: I cover the cost of Electric, Water and Internet with certain limits Electric -- Up to $200 is paid for Water/Sewer -- Up to $85 is covered Internet -- Hotwire Internet and TV. Basic TV & Internet is paid. Any special programming, movies, sports channels etc is to be paid by tenant. Tenant must inform landlord ahead of time if you are going to access additional programming in a given month as I do not get a physical paper bill and do not check the account online as it is automatically paid. So I would not learn about additional service charges until the bill incurred a late charge. Pool maintenance & Lawncare : Paid by landlord I was unable to type in the following information under FEES. State of FL charges a 3% seasonal tax for rentals under 6 months. Obviously that is calculated based on the monthly rent so I can't enter a specific amount of money. Any utility overages, and pay per view movies or channels or other Television related costs added to the my basic Hotwire service that have not been paid to landlord monthly will be deducted from security deposit at end of lease period. I have a no pet policy in general but have made decisions to allow one dog on 2 occasions. I prefer to decide on a case by case basis. I prefer to rent for a minimum of 2 months minimum but on occasion I may have a one month gap due to unforeseen circumstances so may be able to accommodate a 1 month term. I expect tenant to be observant of the condition of the property and report any potential problems to me regarding the following: If the pool cleaning service doesn't show up on a Monday. If the lawn is looking dry or weed filled in certain areas. If you come home late and notice a broken sprinkler that is shooting water up in the air or sideways like a hose instead of a wide spray I ask one favor of my tenants. If you can pay attention to the condition of the yellow flowering plant growing up the trelliss in the large pot underneath the house #3 on the left side of the garage. If it is getting leggy or has a lot of overgrowth please give it a trim. I would also ask that your give it a dose of water containing liquid fertilizer every two weeks. I will provide info about the trimmers and the location of the plastic water jug that the plant food goes in. This means the world to me! If you ever notice the appearance of palmetto bugs in a certain area of the house or garage, super tiny ants running around the kitchen counters or on the marble counter in the master bathroom so that I can alert my pest control company that an inside treatment is needed.
