Lease terms

Lease terms 12-month lease term (longer terms negotiable). Monthly rent: $3,450. Security deposit: One month's rent ($3,450), collected at lease signing. Move-in payments: First month's rent + security deposit due upon lease signing. Owner pays for water, sewer, and trash. Renter is responsible for gas, electric, and internet/cable. Washer and dryer included. No smoking allowed inside the home or on the property. Up to one pet allowed (cats or dogs only; maximum weight 30 lbs each). Pet rent $35 per pet per month + $300 non-refundable pet fee per pet. Parking: 2-car attached garage + driveway parking for residents. Limited guest parking available in the community (first-come, first-served). No street parking overnight (per Naperville city ordinance). Lawn/snow removal included in HOA fees (no additional renter responsibility). Application fee: $50 per adult applicant (covers background/credit screening). Move-in requirements: First month's rent + security deposit due at signing. Proof of renters insurance required prior to move-in (minimum $100,000 liability). Security deposit (minus any damages or unpaid amounts) will be refunded after final walk-through at the end of the lease. Quiet enjoyment policy; no subletting or short-term rentals (Airbnb/Vrbo) permitted. Tenant responsible for minor maintenance (light bulbs, air filters, etc.). Major repairs handled by owner/management.
