Section: Utilities and Services The Tenant shall be responsible for the payment of all utilities and services assessed or charged against the Premises during the term of this Lease. This includes, but is not limited to: Electricity: Tenant shall maintain an account in their own name with the local utility provider(SCE). Gas(Submetered): The Tenant agrees to pay for gas usage based on the actual meter readings at the same rate charged by the local utility provider. Landlord shall provide an itemized statement showing the opening and closing meter readings and the calculation of charges for the billing period. Tenant, occupants, and guests shall not smoke or "vape" any substance including but not limited to tobacco or cannabis anywhere inside the dwelling.
