Lease terms

All tenants must obtain a rental insurance policy within 14 days of signing the lease. No smoking allowed inside the property. If tenant(s)/guest(s) smoke on property, it must be done at least 10 ft from the house/patio/shed. Tenant is responsible for proper disposable of all cigarette/cigar, etc. butts in a fireproof receptacle. It is the tenant(s) responsibility to regularly check and maintain the fire alarm/detector(s). First month's rent ($1925), deposit ($1000), and last month's rent ($1925) due upon passing of screening and at signing of lease, or upon agreement with landlord/owner. Lease length is one year. Rent is due on the first of every month. If the rent is not paid before the second of the month, the rent is late and will incur a $100. Tenants are responsible for reasonably maintaining the appropriate, responsible, safe, and hygienic use of the (inside and outside) property and the yard (including mowing the lawn, raking the leaves). Tenant may have up to three vehicles on the property. No pets. No exceptions. No drug or related activities on premises of property. No gang activity. Tenant must regularly upkeep and maintain the inside and outside of the property or they will be in breach of contract.
