Lease terms

Lease term: 12 months from move-in date Rent: due on the 1st of each month; $50 late fee after 5 days Security deposit: equal to one month's rent; refundable less damages beyond normal wear and tear Owner responsibilities: water, sewer, trash, lawn care Tenant responsibilities: electric, gas, internet, security system, snow removal Smoking: prohibited indoors Insurance: renter's insurance required; pet liability required if applicable Pets: $100 fee added to first month's rent (if allowed) Parking: shared driveway; use limited to assigned side only; no use of neighbor's area Pest control: tenant responsible for general pests; owner responsible for termites Maintenance: tenant responsible for basic upkeep and prompt reporting of repairs Property use: residential use only; compliance with all local laws required Entry: landlord may enter with 24-hour notice or immediately in emergencies Guests: stays exceeding 14 consecutive days require landlord approval Subletting: not permitted without prior written approval Default: non-payment or lease violations may result in termination per state law Move-out: property must be returned clean; all keys returned; cleaning or damage charges will apply Notice: tenant must provide at least 30 days written notice prior to move-out
