Lease terms

Lease Terms: Tenant is responsible for establishing utility service prior to move-in. Electricity service shall be placed in the tenant's name with APS. Water, sewer, and trash services are provided through the City of Buckeye and are the tenant's responsibility. Natural gas service shall be established with Southwest Gas. The homeowner will pay the HOA dues. Pets are welcome with owner approval and $300 pet deposit each. Monthly rent is $2,615 with a $2,615 security deposit. Parking: Tenant agrees to comply with all Tartesso Community Association parking rules and regulations. Resident vehicles must be parked in the garage and/or driveway. Street parking is intended for guests only and is limited in accordance with HOA regulations. Tenant is responsible for any HOA notices, fines, or violations resulting from failure to comply with community parking rules. Tenant Maintenance Responsibilities: Tenant agrees to maintain the property in a clean, safe, and sanitary condition throughout the lease term. Tenant is responsible for replacing HVAC air filters regularly, replacing smoke detector batteries as needed, changing burned-out light bulbs, keeping the yard free of weeds and debris, watering landscaping in accordance with HOA and local watering guidelines, promptly reporting maintenance issues or water leaks, keeping plumbing free of clogs caused by tenant use, and maintaining all appliances in a clean condition. Tenant shall comply with all HOA rules and regulations, including parking and property maintenance requirements. Any damage caused by the tenant, occupants, guests, or pets shall be the tenant's responsibility. Pets: Pets considered with owner approval. A refundable pet deposit of $300 per approved pet is required. Tenant is responsible for any pet-related damage. Service animals and approved assistance animals are not subject to pet fees or deposits as required by law.
