Lease terms

The lease includes one assigned off-street parking spot in the alleyway beside the building, as well as approx. 60sqft of private storage in the basement. Both Gas and Electric dryer hookups are available. Owner pays for water, sewer, and garbage collection. Tenant is responsible for gas and electric. No smoking or 'vaping' on the premises. No illegal drug use or drug-related activities on the premises. Violation of this provision constitutes a material breach of the Lease. All pets must be spayed/neutered and up-to-date on vaccinations. No dogs allowed, a maximum of two cats are allowed with $25 monthly pet rent and $25 refundable deposit paid for each. Litterboxes and pet enclosures must be clean, odor-free, in sanitary condition, and otherwise properly maintained. Tenant is fully responsible for any damage or disturbances caused by pets. Tenant must agree to continuously operate the provided basement dehumidifier except during maintenance, power outages, or replacement. Tenant must agree to use only the provided Bona cleaning products or substantially equivalent hardwood floor cleaning products approved for polyurethane-finished hardwood floors. Steam mops, abrasive cleaners, waxes, oil soaps, bleach, vinegar solutions, or excessive water are prohibited. Tenants are responsible for keeping all shared areas clean and free of hazards.
