Lease terms

1. LEASE TERM The lease shall begin on 8/1/2026 and end on 8/1/2027 unless sooner terminated in accordance with this Lease and applicable New Jersey law. 2. RENT Monthly Rent: $2,800 Security Deposit: $2,800 Rent is due on the 1st day of each month. A grace period is provided through the 5th day of the month. If rent is not received by the end of the grace period (or any longer grace period required by applicable New Jersey law), a late fee may be assessed as permitted by this Lease and applicable law. If rent remains unpaid, the Landlord may issue any notices required by law and pursue all remedies available under this Lease and New Jersey law, including legal proceedings to recover possession of the premises and any amounts recoverable by law. 3. SECURITY DEPOSIT The security deposit shall be held and administered in accordance with New Jersey law and may be used for unpaid rent, damage beyond ordinary wear and tear, or other lawful charges. 4. OCCUPANCY Only the individuals listed on this Lease may occupy the apartment unless the Landlord provides prior written approval. 5. NO SMOKING Smoking or vaping of any substance is strictly prohibited inside the apartment, hallways, balconies, common areas, and any enclosed portions of the property. 6. PET POLICY One small dog is permitted only with the Landlord's prior written approval. Approved pets require an additional $25.00 per month pet fee. The Tenant shall clean up after the pet immediately and is responsible for any damage caused by the pet. 7. MAINTENANCE & DAMAGE The apartment is delivered in clean, safe, and good working condition. The Tenant agrees to maintain the apartment in a clean and sanitary condition throughout the lease. The Tenant is responsible for any damage caused by the Tenant, occupants, guests, or pets beyond normal wear and tear. 8. PLUMBING & DRAIN MAINTENANCE The plumbing system has been provided in proper working order. The Tenant agrees not to dispose of grease, cooking oils, food, coffee grounds, wipes (including "flushable" wipes), paper towels, feminine hygiene products, excessive hair, or any material that may clog the plumbing. The Tenant is responsible for using drain strainers or stoppers in the kitchen sink, bathroom sink, and bathtub/shower to help prevent clogs. If a drain becomes clogged due to the Tenant's use or misuse, the Tenant shall be responsible for the cost of clearing the blockage. As a courtesy, the Landlord may provide drain-clearing service for $50.00 per visit, or the Tenant may hire a licensed plumber. Repairs resulting from normal wear, hidden defects, or building plumbing failures remain the Landlord's responsibility. 9. TRASH & RECYCLING The Tenant shall properly dispose of all household trash and recycling. Garbage shall be placed curbside: Wednesday evening for Thursday collection. Sunday evening for Monday collection. The Tenant shall not leave garbage in common areas. 10. PARKING One designated parking space will be provided. Parking assignments are determined solely by the Landlord based on vehicle size and the property's parking layout. The Tenant shall park only in the assigned space and may not exchange or change parking spaces without written permission. Vehicles must remain within marked parking lines. 11. SNOW REMOVAL During snowstorms or when snow removal is required, Tenants with assigned parking spaces agree to temporarily move their vehicles to legal on-street parking or another lawful location designated by the Landlord so the parking area can be thoroughly plowed, shoveled, salted, and made as safe as practical. The Landlord will make reasonable efforts to clear the parking areas as soon as practical after the snowfall ends, taking weather conditions and contractor availability into account. 12. COMMON BACKYARD & GAZEBO The backyard, gazebo, and outdoor seating areas are shared amenities for the enjoyment of all residents. Tenants are expected to be respectful of their neighbors while using these areas. Please clean up after yourself, your family, your guests, and your pets at all times. All garbage, food containers, bottles, pet waste, and personal belongings must be removed after each use. The outdoor bathroom is provided as a convenience for all residents. Please leave it clean after each use so it remains sanitary and enjoyable for everyone. The shared television, furniture, and other common-area amenities shall be treated with care. Any damage caused by a Tenant or their guests beyond normal wear and tear shall be the responsibility of that Tenant.
