Rental Requirements / Lease Terms Monthly rent: $2,850 Security deposit: $2,850, subject to application strength Minimum lease term: 12 months Preferred lease term: 18 24 months All adults 18+ must complete an application through Rental Beast, which will include credit, background, rental history, and income review. Preferred qualifications include: Gross monthly income of at least 3x the monthly rent Preferred credit score of 680+ Verifiable income or proof of funds Strong rental history No prior evictions, unpaid landlord collections, or outstanding housing-related judgments preferred Self-employed, 1099, or business-owner applicants are welcome to apply but may be asked to provide additional documentation such as bank statements, proof of funds, tax returns, or other income verification. Tenant is responsible for utilities, lawn care, and routine upkeep. No smoking inside the property. No Pets Renters insurance required prior to move-in. First month's rent and security deposit must be paid before possession. Owner will review the full application package and make a decision based on overall financial strength, credit, income, rental history, background, and ability to meet lease obligations.
